The Town is seeking a new Board member for the Zoning Board of Appeals.

The Zoning Board of Appeals (ZBA) holds meetings every third Tuesday of the month, at 7:00 PM, in Esopus Town Hall. They regulate and/or restrict the height and size of buildings, the percentage of a lot that may be occupied, the size of yards, courts and open spaces, the density of population and the location and use of buildings, structures and land for trade, industry, residence or other purposes as empowered by Section 261 of the Town Law of the Consolidated Laws of the State of New York. The overall goal of the Zoning Board of Appeals is to further the vision of the Town Comprehensive Plan by:

  • Promoting the use of land for its most appropriate, reasonable and beneficial purposes.
  • Promoting and protecting the character, rights and stability of established residences and businesses.
  • Enhancing the value of land and conserving the value of buildings.
  • Enhancing the physical environment of the Town and preserve its natural, scenic and cultural resources.
  • Improving design and adequacy of transportation facilities, traffic circulation and parking and loading facilities.
  • Preventing excessively dense and inefficiently spaced development.
  • Providing adequate light and air to all buildings and to prevent overcrowding of structures.
  • Assuring privacy for residences.
  • Facilitating the proper administration and appropriate and effective enforcement of this chapter.
  • Separating and clustering uses to their mutual advantage and encouraging flexibility in design and land use patterns so that development is most appropriate with respect to the characteristics of the land.
